General

A contract for a letting is made between the person who makes the booking and the Owners of the property. That person is deemed to have accepted these booking conditions on behalf of all the members of their party and is responsible for informing them of these.

Bookings are for holiday purposes and cannot give rise to a tenancy.

All bookings made through the online booking system are provisional until confirmed by the Owners.

Short Breaks

Tenancies are usually for a minimum of one week but, where agreed with the Owners, short breaks can be offered. These will be charged at of 65% of the advertised weekly rental for 3 consecutive nights, 4 nights = 75%, 5 nights = 85%, and 6 nights will be charged at the full weekly rental.

Making payment

A deposit of 30% is payable within seven days of the Owners accepting a reservation and issuing a booking reference and is non-refundable.

The balance of the payment is due 8 weeks prior to the start of the holiday and can be paid by cheque or by debit/credit card.

Once confirmation has been issued, you are legally liable for the full balance payment. We therefore recommend that cancellation insurance is taken out to cover the full rental cost in case of cancellation.

If after cancellation by you the Owners are able to re-let the property, the booking fee already paid will be refunded, less an administration fee of 10% of the total deposit. In the event that the property is not re-let, then any booking fee already paid will not be refunded and you will remain liable for the full balance payment on the due date.

If any payment due in relation to your booking is not paid by the appropriate date, the Owners will treat your booking as cancelled by you.

Pets

Small well-behaved dogs are permitted at a charge of £20 each (maximum 2). Dogs must not be left unattended in the property and should be exercised off the premises. Pets should not be allowed in the bedrooms or on the furniture and must be kept under control at all times. Cats are only permitted with prior approval due to potential allergy problems for future guests.

Smoking

The apartments are all non-smoking properties.

Bed linen & towels

Fresh bed linen and towels are provided at the start of the holiday.

Electricity

Electricity is included in the cost of the holiday.

Occupying your holiday property

Directions for reaching the property, instruction for obtaining the key, and the contact details of the owner will be issued on receipt of the final payments. Properties can be occupied from the time specified in the confirmation letter on the day of arrival until the time specified on the day of departure, except for short breaks where variations may be agreed by prior agreement with the owner of the property.

The number of people occupying a property must not exceed the number stated in the property description.

You must not act in any way that could cause nuisance, damage, or annoyance to occupiers of the other apartments in the property

Properties must be left in a clean and tidy condition. You will be liable for any damage beyond normal wear and tear to furniture and household effects. Any damage or lost items should be reported to the Owners immediately. We will request your credit card details at the time of booking and reserve the right to debit payment for any costs of loss or damage within seven days of the end of your holiday. After this time, we will destroy your credit card details. By accepting a booking you are authorising us to deduct payment for the afore-mentioned costs.

Equipment Failure

Every effort is made to ensure all items of equipment are in good working order; however, no guarantee is given or liability accepted if breakdowns do occur. We will endeavour to organise repairs or replacements as quickly as possible.

Right of Entry

The Owners reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.

Alteration or cancellation by the owner

Where the Owners are unable to honour a booking for any reason, every effort will be made to offer a suitable alternative property. If this is not possible, a full refund of all monies paid will be made. The Owners will not be liable for any further compensation.

Complaints

All complaints should be notified to the Owners immediately to ensure sufficient time is given to investigate and/or take the necessary remedial action. Compensation will not be offered where the Tenant has denied the Owners the opportunity to rectify matters during their holiday.

Liability

The Owners cannot be held liable for any unexpected or unusual circumstances which are outside their control, such as severe weather conditions, failure of public utilities, fire, flood, drought, acts of riot, etc, which may lead to facilities becoming unavailable for all or part of the rental period. Nor can the Owners accept any liability for damage to, or loss of, personal property except where the damage or loss is caused by their negligence or that of its employees.
